The Process
- Pre-Approved Loan Applications
- Every lead is called and a loan application is taken
for the consumer that is interested a new real estate purchase.
- The loan officer evaluates the consumer’s situation
and decides to run credit. The loan officer also asks if they need a real
estate agent or are they working with a real estate professional. If they
indeed need a real estate agent then the loan officer contacts the
Representative (see below). The real estate agent is the notified of
potential client and it is log in a report for follow-up by Representative, loan
officer and real estate agent. There MUST be “buy-in” from the Agent to
follow a reporting structure to the best of their ability.
- Loan Officer’s have many different programs to choose
from. This will accommodate the consumer needing Prime, Sub prime and
creative financing programs (100% financing, Interest only, 30 Year Fixed,
Option ARM 1%, etc…) They are all associated (contracted) with myProService.
- Exclusive Metropolitan Area
- This is designed to work with QUALITY Real Estate
Agents not QUANTITY. We may split up a county or metro area if needed.
- Professional Representative
- Responsible for loan officer and real estate agent
communication. Resides in office and available (7:30am-6:00pm PST) via
email, cell, phone, or Yahoo! Instant Messenger.
- Representative will promote any listing(s) real estate agent may
have (see below)
- FREE National Advertising for your Real Estate
Listings
- The real estate agent provides details of a listing
that they wanted promoted and with in a few days we will promote in on the
internet.
We expect 2-20 requests (which
our network will follow-up) per month. Every market and real
estate offering is different so we can not put an exact number of interested
requests (reason for 2-20 requests).
- Extra Bonus LEADS
- A potential client needs a real estate professional
but is working with a loan officer (Aunt, Uncle, Cousin, Friend, Brother,
etc….), we email them to our member agent.
Time Line
Time Line: Once a Real Estate Professional is a member of
www.myProService.com, a
sequence of events will occur
(every market and real estate offering is
different so we can not put an exact time line).
Week 1: myProService Representative is assigned and file is
created for real estate agent. Contacts are exchanged (Phone #’s, Fax, and
YAHOO! IM)
Marketing Begins. myProService starts getting leads in
agents area.
Target: get a 1st loan application in 20
business days.
Week 2-3: Reporting process starts (Representative overseas
this process and gets updates from agents and loan offices. This is an ongoing
process until the transaction closes Agents listings are promoted if applicable!
(On-going as
listings are added and sold)
Week 3-5: Target 1st loan application in
progress. Ongoing Loan applications and target 1 per month.
Week 8-12: 1st deal in Escrow (in
Process) is goal.
Once in process the goal is minimum of 1 loan application a
month and a 1 closing every other month
